Ajman Real Estate Market Report: Evidence from H1 2026

A useful market report defines every number, source and period. This review uses Ajman's official land-department releases and separates what the data proves from what it does not.

Scope: official releases available by 15 July 2026. Transaction totals are not average apartment prices, and asking prices are not achieved prices.

Official figures

  • H1 2026: 6,815 real estate transactions with total value above AED 10.8 billion.
  • January: 1,520 transactions worth AED 2.07 billion.
  • March: 938 transactions worth AED 1.66 billion.
  • April: 1,037 transactions worth AED 1.63 billion.

What the figures show

They demonstrate substantial activity and allow monthly transaction count and value to be tracked. They do not prove that every apartment or land price increased, because totals reflect asset mix, large deals, mortgages and the definitions used in each release.

Transactions versus listings

A registered transaction completed officially. An asking price is a seller's request. Listing analysis should remove duplicates, fix the sample date, segment by location, type, area and condition, and show sample size. Median and average should be reported together.

How to read monthly changes

  1. Compare transaction count and value with the previous period and the same period a year earlier when data is available.
  2. Separate apartments, villas, land, buildings and warehouses.
  3. Compare properties with similar location, area and condition rather than relying only on broad market averages.
  4. Treat a listing price as an asking price until the completed transaction price is known.

What this means for buyers and sellers

Buyers can use market activity to judge where quicker decisions may be needed, while still checking the individual property and comparable prices. Sellers should not apply growth in total transaction value as an automatic increase to every property.
