A faster sale does not require random discounting. It requires a defensible price, a complete file, clear presentation and an owner who can decide. Inflating the price “for negotiation” can prevent serious buyers from calling.
Prepare before listing
Collect title, identity, site plan, service-charge statement, lease, mortgage information and the required developer NOC. Missing documents discovered after an offer delay completion and weaken the seller.
Separate three prices
Asking prices are not completed sales. Verified transactions or valuations are more useful when genuinely comparable. The owner's decision price should reflect liabilities and acceptable time on market.
Fix decision-stoppers
Clean, light and repair obvious faults. Use current photos and consistent facts. Do not publish the same property at conflicting prices through many channels.
Make viewing easy
Provide reliable access and concise answers. For tenanted property, agree respectful viewing windows. Qualify the buyer's payment method, financing and timeline before lengthy negotiation.
Review evidence
If viewings produce no offers, assess price, presentation and property issues. A two-week launch-and-review plan can create discipline, but it is not a promise that every asset will sell within fourteen days.
