“Residential-commercial” is not enough for a development feasibility study. Value depends on what can legally and technically be built, which requires a current site plan, confirmed use and written planning controls.
Title and site plan
Match owner, plot number, area, boundaries and use across the title and plan. Ajman's new-property registration service refers to a property-registration letter or new site plan issued by the Municipality and Planning Department.
Confirm development controls
Verify setbacks, buildable ratio, height or floors, parking, access, shops and activity restrictions. Ask a consultant to place a preliminary building mass on the plot before pricing the land around an assumed unit count.
Check access and utilities
Assess road width, corner conditions, entries, power, water, drainage, telecommunications, site level, stormwater, soil and any adjacent service corridors.
Check rights and liabilities
Verify mortgages, attachments, rights of way and existing occupation. For a corporate seller, review incorporation and signatory authority; for a power of attorney, review its scope and validity.
Model the complete project
Include land, registration, design, approvals, excavation, construction, finance, marketing and contingency. Base revenue on net lettable area and conservative occupancy. If price relies on a particular use or floor count, make the purchase conditional on documented confirmation within a defined due-diligence period.
