A warehouse should be selected around the licensed operation, not only area and rent. A unit suitable for dry storage may not suit food, chemicals or production, and a neighbour's activity does not prove that yours will be approved.

Define the operation

Set usable storage area, office area, required clear height, daily vehicles, largest truck, equipment weight, electrical load, ventilation, cooling and drainage. Measure the usable floor rather than relying only on the advertised area.

Verify the activity first

Use Ajman DED's activity and approval inquiry with the exact activity name. Some activities require external, health, environmental or Civil Defence approvals. Obtain a verifiable answer before paying a non-refundable amount.

Inspect access and loading

  • Road and gate width and truck turning radius.
  • Shutter dimensions and loading level.
  • Waiting area and heavy-vehicle restrictions.
  • Real peak-hour travel to suppliers and customers.

Inspect the asset

Check roof leaks and heat, floor settlement, doors, ventilation, drainage and emergency exits. Confirm available electrical capacity from documents and compare it to an equipment load schedule. Review fire alarm, firefighting and completion certificates for the intended use.

Contract and handover

State rent, deposit, grace period, maintenance, alterations, signage, security, cleaning, authentication and utility costs. Photograph the roof, floor, shutters, meters and fire systems and attach a signed condition report.
