The main budgeting error is applying one percentage to every Ajman property transaction. The official service distinguishes between a real estate sale and a unit sale, as well as buyer categories, and lists certificate and special-case fees.
Published registration fees
- Real estate sale for UAE and GCC nationals: 2% or AED 2,500 minimum.
- Real estate sale for non-citizens: 3% or AED 3,000 minimum.
- Real estate unit sale: 2% of unit value, borne by the buyer according to the published table.
- Title deed, ownership certificate or initial registration certificate: AED 350.

Worked examples
If a AED 1,000,000 real estate sale to a non-citizen is subject to 3%, the percentage fee is AED 30,000 before the certificate and other charges. If a AED 1,000,000 unit sale is subject to 2%, the percentage fee is AED 20,000. These illustrate arithmetic; the official invoice controls.

Before paying a deposit
- Identify the official transaction category.
- Confirm the buyer category.
- Request a written cost schedule.
- Check developer debt, service charges and mortgage.
- State who pays each item in the contract.
