Large market numbers attract attention, but they become useful only when we understand what they measure. Transaction data tells us about recorded activity and value in the market. It does not mean every apartment, plot or building moved in price by the same amount.
H1 activity exceeded AED 10.8 billion
According to published Ajman Land and Real Estate Regulation Department figures, the first half of 2026 recorded 6,815 real-estate transactions with a total value above AED 10.8 billion. That is useful evidence of market activity and liquidity, but the total combines different asset and transaction types.
Monthly activity does not move in a straight line
January recorded 1,520 transactions worth AED 2.07 billion, March 938 transactions worth AED 1.66 billion, and April 1,037 transactions worth AED 1.63 billion. Monthly variation is normal, which is why one month should not be treated as a complete market trend.
What can the figures support?
They support the view that Ajman saw meaningful transaction activity during the period and allow changes in volume and value to be tracked. They do not support automatically saying that “property prices rose by X%,” because the transaction mix may include apartments, land, buildings, large deals and different transaction categories.
An asking price is not a transaction price
An owner can advertise one number, accept another or never sell. If listings are used to understand an area, compare genuinely similar properties, remove duplicates and keep the observation period consistent. Where completed transaction or valuation evidence exists for the property type, it is generally more useful for pricing.
How should a buyer use the report?
Market activity can indicate where competition is stronger and where a buyer may need to act efficiently. It does not replace checking the individual property and comparable pricing. An overpriced apartment is still overpriced in an active market.
How should a seller use it?
Strong activity can support buyer demand, but it does not justify applying the same percentage increase to every property. Pricing still starts with comparable assets, condition, location and how long the property has been exposed to the market.
